We take a long-term view for every investment with the intention of holding the asset for recurring cash flow and appreciation over time. Our selection of markets and assets is based on in-depth data analysis and conservative underwriting methods to ensure projected returns can be achieved over the hold period. For every asset purchased, we aim to maximize the value through a combination of operational efficiency and capital improvement strategies.
Acquistion Criteria
- Multifamily and mixed used properties with at least 75% of income from apartments.
- Distressed and value-add opportunities with operational and/or capex challenges.
- B and C class properties in C or better locations.
- Purchase price up to $20 million.
- Debt Service Coverage Ratio of 1.25 or higher for stabilized properties but flexible for distressed properties.
- Cash on Cash Returns of 6% or higher.
- Built after 1980 preferred but will consider old vintages.
- Balanced unit mix with majority 2 Bedroom and townhome units preferred.
- Primary markets are Connecticut and Pennsylvania. Open to explore markets in Texas, Tennessee, Ohio, North Carolina and South Carolina.
